This owner builder checklist covers the basic foundations to help get you moving in the right direction.

1. Do Your Research (Seriously)

Before you commit, immerse yourself in the world of owner building.

  • Speak to people whoโ€™ve done it

  • Learn from both the wins and the mistakes

Also, contact your local council and ask about:

  • Development Applications (DA)

  • Required approvals

  • Building permits

  • Inspections and compliance requirements

Every council and state has slightly different processes. Donโ€™t assume – verify.

2. Get Crystal Clear on Your Budget

This is where many projects unravel.

You absolutely do not want to run out of money halfway through your build. Before you begin:

  • Understand all projected costs

  • Factor in council fees and approvals

  • Include engineering, consultants and compliance costs

  • Allow a contingency buffer of 15%โ€“30%

Yes, that much.

Unexpected costs are part of construction. Planning for them is part of being a responsible Owner Builder.

If youโ€™re applying for finance, understand the process thoroughly before committing. Lenders assess Owner Builders differently to standard builds.

3. Get Clear on What You Actually Want

Youโ€™re the project manager. Youโ€™re the decision-maker. So clarity is powerful.

Ask yourself:

  • What style do I love?

  • What are my non-negotiables?

  • What can I compromise on?

If a butlerโ€™s pantry is essential put it on the must-have list.

Collect inspiration. Save Pinterest boards. Screenshot Instagram ideas. Tear pages from magazines.

But donโ€™t just gather inspiration, refine it into a clear brief. This will save you time, money and design changes later.

4. Consult an Architect or Draftsperson

Youโ€™ll need professionally prepared plans for:

  • Your Development Application

  • Engineering approvals

  • Finance (if applicable)

  • Construction quoting

Good documentation makes everything easier from council approvals to accurate trade pricing.

This is not an area to cut corners.

5. Complete the Required Owner Builder Course (and White Card)

Owner Builder course requirements vary by state.

  • Most states require completion of an approved Owner Builder course.

  • South Australia and the Northern Territory currently do not.

  • In Victoria, the course is completed through the VBA.

  • White Card (Construction Induction) requirements also differ by state.

Always check your stateโ€™s requirements before applying for permits.

6. Apply for Your Owner Builder Permit

This is not the same as a Building Permit.

Your Owner Builder Permit authorises you to take on the legal responsibility of the build.

7. Obtain Your Building Permit

A Building Permit is issued by your local council or private certifier and must be in place before construction begins.

No permit. No legal build.

8. Arrange the Required Insurances

As an Owner Builder, you must think and act like a builder because legally, you are the builder.

That means arranging appropriate insurance cover, including:

  • Public Liability

  • Contract Works (Material Cover)

  • Potential Workers Compensation exposure

  • Volunteer cover (if relevant)

Insurance is not the area to cut costs. One uninsured incident can undo everything youโ€™ve worked toward.

Understand what youโ€™re covered for and what youโ€™re not.

9. Get Organised from Day One

This is a big one.

Youโ€™ll be managing:

  • Quotes

  • Contracts

  • Invoices

  • Permits

  • Engineering

  • Inspections

  • Variations

  • Receipts

Have a system. Whether itโ€™s:

  • Clearly labelled A4 folders

  • Plastic sleeves

  • Lever arch files

  • A digital folder structure

  • Or project management software

Pick a system and stick to it. If organisation isnโ€™t your natural strength, now is the time to build it.
