Checklist for The Frame Owner Builder Beware

Before Floor Frame

Based on conversation with termite proofer, has termite proofing been done prior to floor frame? Can't get sign off if not done.
Has the required Inspection been completed prior to placing the floor?

Floor Frame

Is the floor frame flat?
Are the joists fixed tight to the bearers? If not, irregulaties can occur at later stages that may not be able to be fixed.
Are the joists fixed tight to the bearers? And appropriate tiedown completed? This will avoid squeaks in floor
Is underfloor insulation installed (if required)?
If carpeting, has sheet flooring be fixed correctly? Always check specs for what is needed for type of floor coverings installed, this should also be checked prior to starting framework
If timber, has it been evenly laid?

Wall Frame

If using pre-fab walls, have they been constructed to Aus Standards?
If not using pre-fab walls, are studs spaced correctly as per Engineers requirements?
Are the doors and windows correctly positioned?
Are doors and windows correct sizes?

Roof trusses

If using pre-fab trusses, have they been constructed to Aus Standards?
If not using pre-fab trusses are rafters and beams installed correctly?

Once frame is complete

Has inspection been done by Engineer? Most frame options should be installed per Engineers plans and then inspected by your Engineer once completed. Otherwise, you won't get certification at the end of the build.

Plumbing prior to roofing

Has plumber fitted gutters and flashing prior to roof covering?
Are downpipes positioned correctly?
Has plumber commenced rough in?

Roof cover and fascia

Has roof been fitted to manufacturers specs?
Is there a guarantee for the roof?
