Checklist for The Foundation Owner Builder Beware

Footings (critical to get right)

Were the footings designed properly by an Engineer? Won't get sign off without registered Engineer
Do sleeves need to be installed for services to be fed through? May have to cut up footing to get in after
Is the excavator aware of position of pipes? Damage to existing services and mains
Once footings are in place, have the levels been checked? Is the depth right? All building will have critical RL's which have to be above the Q100 flood level
Have the footings been inspected and certified prior to concreting? If not will not get certification at the end of the build
Is your concretor pouring footings and slab at the same time? If so, ensure all services are complete e.g. plumber, electrician If doing at the same time, concretors can sometimes hit services when digging footings. Discuss this with your concretor and inspect prior to pour to make sure everything is as it should be.

Underground plumbing

Are pipes in the correct position? If not right can be expensive to rectify and can comprimise the substraight
Are drain holes in locations that will impact future work?

Underground electrical

Has any electrical work e.g. power to kitchen been completed? If not done now, power to island bench unable to be reached through frame from mains later in construction

Before pouring concrete

Has all formwork/boxing been correctly positioned? If not done correct blowouts and formwork moving can be expensive
Has vapour barrier been installed?
Do any penetrations need to be sealed? E.g. plumbing Penetrations need to be treated by termite contractor
Is reinforcement in place?
Has the required inspection been carried out?
What measures have been discussed to avoid cracking in concrete once poured? Control joints and treatment of concrete can be done
If your flooring is polished concrete/exposed aggregate, have you discussed finish with concretor? Important to communicate all of these as all become expensive to redo
Have all levels been worked out correctly? E.g. fall in bathroom, levels between rooms? Impact floor levels

Concrete slab

Check with your builder that the concrete has cured properly If you put loads on slab to early it can comprimise integrity of slab
