Who Can Become an Owner Builder

In short, not everyone.

An owner builder must own (or co-own) the residential property where the building work will take place. That’s the starting point.

From there, eligibility depends on state-based rules and the value of the work being carried out.

But ownership alone isn’t enough.

To become an owner builder, you must also be prepared to:

  • Complete mandatory owner builder training (where required)
  • Take full legal responsibility for the project
  • Manage trades, timelines and inspections
  • Understand and accept the financial risks involved
  • Navigate permits and regulatory approvals
  • Carry the pressure of decision-making throughout the build

Even if qualified trades carry out the physical work, the accountability sits with you.

Owner building suits people who are organised, proactive and comfortable making decisions under pressure.
